The pool serves only four apartments, which is a benefit, though shared costs may mean higher bills per owner.

In July 2025, Cyprus updated its pool regulations, introducing three categories with requirements based on use and risk.

 

Our pool is Type 3.

 

Type 3 applies to self-catering accommodation and private residential complexes of up to five units. These pools need no operating permit or lifeguard, but may be inspected for safety compliance.

 

Other points to note

  • Splash it Pools services the pool weekly in winter and twice weekly in summer, including chemicals and water testing.
  • One-off pool costs have recently ranged from €800 to €2,200, excluding cleaning. Unexpected costs need prompt funding, while known future costs should be budgeted over time.

Pool liner: The next major expected cost is liner replacement. Limited recent use has reduced wear, but     increased use may speed deterioration.

 

Pool companies recommend planning for replacement by the end of 2028, so funds need to be set aside.

The recommended budget is €6,500, up from about €3,500 three years ago and €5,500 in 2025. This will be included in the communal fee adjustment.

 

Owners can help extend liner life by showering before using the pool to reduce suntan lotion and chemicals in the water.

  • Safety equipment, the pool net and signage should be maintained; the faded safety sign needs replacing.
  • For safety, please do not use the pool after 9 p.m. or in darkness.
